Welbeck Land is seeking to create a sympathetically designed new residential development at Chelsham Road, Warlingham.
We are excited to share our plans to deliver up to 50 new homes, including, affordable housing, a care home for up to 72 beds, and public open space prior to the submission of an outline planning application later this year.

The site
The development site is located to the east of Warlingham. The proposed development extends over 8 acres of grazing/agricultural land along Chelsham Road, Alexandra Avenue and Greenhill Lane. In addition, a further 12 acres of agricultural land north of Greenhill Lane is identified as a biodiversity enhancement area/public open space.
The part of the proposal which is located south of Greenhill Lane was subject to a draft allocation identified as HSG16 in the withdrawn Tandridge Local Plan.

Our plans
Welbeck Land will shortly be submitting an outline planning application to Tandridge District Council for the land at Chelsham Road.
The outline application will seek agreement from the Council on the principle of building up to 50 homes and a care home for up to 72 beds to provide help and support for elderly residents in a safe and comfortable environment.It will also confirm the design principles that the development would have to follow, including the access arrangement of vehicles onto Chelsham Road.
If planning permission is granted, a further ‘reserved matters’ application will be submitted at a later date to confirm the finer details of the scheme.
The plans include:
New trees, planting, landscaping and greenspaces.
Pocket greens, leisure walks, children’s play area and a linear park.
Improved walking and cycling connections to improve links to Warlingham, improving accessibility for new and existing residents.
Sympathetic design principles to reflect Warlingham’s heritage and character, helping it to become an integral part of the local community.
The project will provide much needed new homes to meet local housing needs and provide extra investment into the local economy.

Our outline planning application will seek confirmation from the District Council on the broad locations for new landscaping and public open space.This will include:
A biodiversity habitat zone and linear park (including play space) on land north of Greenhill Lane
A children’s play area within the development
